I own beautiful, rent attractive (have matched and will match any comparables!) 88m2 very bright and windy APT with panoramic view = 2 bedrooms + 1-2 restrooms + 1 kitchen + 1 balcony + 1 living room + voluminous in-room store for misc items (please see floor layout blueprint in a photo) + free in-house bsmt bike parking + nearby car parking + party/BBQ hosting terrace with magnificent view in a purpose-built tower that are quiet, clean, brightened with natural light (morning sunlight fm the east sheds perpendicularly into the room in the winter, in the summer it leans by 45 degree), very windy, frontage=6 m. Cable television, optical wifi internet in the apt, solar and electrical hot water, wooden kitchen cabinets, dinning table and chairs, a three piece detachable sofa set that can be used as an additional bed for sporadic 1 guest and chairs for 3 guests, 2 wardrobes, a washer, 32 inch LCD tv, fridge, A/C in both bedrooms, queen size bed/mattress/drape, office desks and adjustable typist chairs and movable drawer sets, window light proof curtains making sleep during daytime sweet in the dark while it’s sunny outside, autolit entrance and staircase light. Each private and enclosed apartment has its own individual power meter.

The main ave. is just 30 meters away making accessibility very convenient but negligibly affected by noise given all windows are eastward toward the morning sun and westlake. It’s near water park, Ciputra mall, Nhat Tan bridge with very quiet 8 shape jogging track that I use very often myself. Clear view of west lake water surface in Tay Ho from the terrace, a big wet market 250m away, various shops and restaurants offering all necessities you can possibly think of. You can take just the big front room or the small middle room for 70% or 50% of the total if the other room is vacant coz the common area is not shared or just 60% or 40% respectively if both rooms are taken. Typical term is 1 year. Shorter or longer term stays are also welcome but would logically invite a higher/lower rent.

There are... foreign tenants on various levels here momentarily that rarely see one another by chance due to high privacy embedded in design. You can independently go in and out at 2-3 am at night waiting ZERO second without inconveniencing anyone with a security coded 25m-range remote control and individual keys you get fm me. There is also motion activated surveillance cameras and recording headset but now turned off as there has been no thief after 4 years. For those who like to play chess then there is a huge 8*8 square chess board on the living room floor (only level 3) and the 32 chess pawns (plz see photos). A disadvantage is that there is no lift so stair climbing is the exercise to do. For an athlete like me, this is an advantage but for the lazy and obese it is not so they’d better take a low floor subject to availability.

Ample terrace: Open-sky terrace on the top floor has a 300 degree panoramic view overseeing water park, west lake surface, lotus pond, Quang An expat compound, Thang Long Bridge, Red River, Sheraton, Fraser suite, Ciputra, Golden Westlake, Lotte bldg, Pent Studio, Cowalimex...) where you can relax, exercise, meditate, hold birthday parties or BBQ. FREE use.

Parking basement: You can park your many bikes here if you have. FREE use. Guarded and gated car parking is only 50m away for as cheap as < $30/month.

Peripheral services: Taxi fleets nearby can come at 2-3 min notice. Restaurants, cafeteria, fitness centre, aerobic for female, belly dance, pharmacies, copier/typist, law office, health clinics, gas stations, minimarts and wet markets are available in walking radius. Tennis court is 70m away. The 2nd jogging track around westlake and the two lotus pond where girls in purple “ao dai” flock to to have their photos taken with pink lotus flower and lotus green leaves is 200m away. Choices of swimming pools in 1km radius.

Air quality in this area is like in the Mediterranean thick in green leaves and generous in water surface unlike in the congested Hoan Kiem, Dong Da or Hai Ba Trung. You can give longer idle time to ACs due to strong breezes that blow throughout the day fm the lake.

I am the owner, not a professional broker to be able to stay abreast of market moves so please adjust me if the rent is slightly low or gently high but i do believe the rent is attractive due to the done benchmarking. I built the tower myself. Planning and depositing ahead of time is clearly better coz if you wait till the last minute to book then what suits you may not be available so do NOT assume that the space is always available waiting for you to pick or deselect.
